Nashville’s planning commission has disapproved a plan for RS-10 development that would require the lots be Residential Single family and a minimum of 10,000 sf/lot.
The plan being considered on the 2.5 acres on Collins Road is for 9 lots with RS-7.5 rezoning which means that lots would have a minimum of 7,500 sqf. The plat includes an area for a small retention pond with requirements that the pond stay wet for no longer than 48 hours – a provision required by Metro Stormwater Management. The restrictions will be similar to Poplar Creek Estates. The houses on the lots will be 2,300 sqf. The restrictions include 80% brick and brick to grade.
The proposed lots will be similar in size and amenities to those in Collins Crest.
The plan will be reviewed by the Metro Council in Public Hearing on 3-6-07. Charlie will draft the bill between 3-6-07 and 3-20-07. The bill’s restriction can be made at that point.
Proposed restrictions include:
- Minimum sq ft of house – 2,300
- 80% brick to grade
- Uniform mailboxes
- 2 car attached garages (rear entrance when possible)
- Underground utilities
- On-site lighting shall be on lamp posts and designed to minimize overflow onto adjourning properties
- Stone or brick subdivision signage
- Landscaping plan to buffer area along Collins Road
- Sidewalk plan along Collins Road
